First Domain Transfer, Don't want to be scammed

Hello again everyone. I have finally located a domain I wish to be purchasing. It is currently owned by a different person but he wishes to sell it off. I was curious if the professional's here could Maybe direct me to a step by step or add words of caution so I do not get my money ripped off....
