Exact searches v domain/website

Hi, I see lots of post's where having a "mini site" developed using the exact searches yealds traffic. Yet how can having the exact term yeald you profit from a mini site? It won't list you as page 1 for the term on a mini site.So its only benefit is type in, or same as parking?
